The Case for A/C Tune-Ups is Strong, and More Homeowners Should Be Told the Whole Story

“Why? Why would I put my money into this expense over everything else in my home vs. going to a nice dinner vs. paying down this credit card vs. vs. vs.?” These are the realistic questions going through most homeowners mind when they hear about an Air Conditioner Tune-Up or have a service technician make that recommendation.

The trade-offs of life are real, and I recognize that preventative investment is a luxury many people don’t have the budget or mindset to pursue. But, if you are someone who conceptually believes an ounce of prevention is worth a pound of cure, hear out our case:

Financial:

The financial case for an Air Conditioner Tune-Up is very clear. At an average cost of $150/year for two maintenance visits, many repairs will be prevented. Because of the fragmented nature of the residential HVAC market and no reporting mechanisms in place, it’s difficult to assign an exact value, but in our experience about 70-85% of typical repairs will be found during a tune-up and can be addressed at a steeply reduced value during a tune-up as opposed to an emergency service appointment. Our average emergency appointment is around $350. So, accounting for the dollars and percentages, one “prevention” is equivalent to 2 years of “treatment”.

Mechanical:

In addition to the direct costs above, the larger benefit might be operational in nature. As you invest proactively, you increase the lifespan of your air conditioner. Again, empirical data is limited on the subject, but industry experts estimate an average of 5 years additional life span for equipment that is regularly maintained. Using time value of money estimates, this could mean a savings of thousands of dollars.

Psychological:

While even more difficult to assign value toward, there is a real peace of mind that comes with valuing your home by investing in proper maintenance. Decay is natural, preservation requires effort. Knowing you are making the responsible, proactive decision before the heat of the summer, has a positive byproduct worthy of factoring into your analysis.
